Making Tax Digital for Income Tax Self-Assessment (MTD ITSA) is HMRC's biggest change to how landlords report income since Self Assessment itself. From April 2026, if your gross rental and/or sole-trader income exceeds £50,000, you must keep digital records and submit quarterly updates through HMRC-recognised software. The threshold drops to £30,000 in April 2027 and £20,000 in April 2028 — eventually covering virtually every UK landlord.
